This board was started 9/23/2004 so it hasn't been around for 5 years. I personally didn't sell my house until this year, escrow closed 11/1/2205. If you follow the posts routinely you recognize that most of the posters are aware that bubbles can last well beyond one's expectations. What you may have missed also is that Russ Winter has done a pretty good job on calling turns in the copper and gold mining markets.

Well most of the posters on this board are die-hard capitalists, there are a few exceptions.

I am assuming you have heard of the mantra "location, location, location..." Your statement about real estate does not apply to Japan for the past decade and a half (in nominal terms) and a large swath of midwest and plains states (on an inflation adjusted basis..)

Bush sucks but I normally have voted Republican more than the other party but also supported Clinton and Reagan. I've done roughly 400 real estate deals and think a coastal housing crash is coming but think opportunties in many flyover country markets have never been better. I don't blame Bush for the recent hurricanes but for not participating in the recent talks on global warming he could have helped avert further catastrophe in the future. The economy in many ways has never been better and in other ways never has been worse in the modern post WWII era. Glass is pretty empty if you live in Toledo or Flint and need to live off the real economy. But folks seems to still be spending and living it up in the bubble markets where wealth has never been as great as today and has certainly helped me personally. Travel is doing very well with hotels and planes full.. Sure seems to be a phony boom to me that ends badly for many who are not already well off and playing defense..
