Hank the only dumb stuff is coming out of your mouth......I Have gone on record as saying the RE crash will be milder then expected(20%). What I said to you is that just because people missed the RE BOOM, they didnt nessecarily miss out if the invested in other things. You were braging About your huge 50% gain in 3 years. I simply said that was unimpressive and I had accomplished the same long gold and jap stocks in 1 year(or actuality 6 months) Why that makes me a phoney I dont know? What in my profile dont you believe? By the way I am 38 now as my profile has not been updated in a few years(notice my favorite stocks 2 years ago).

You came here to rub in the faces of people who have wrongly been bearish on housing. I simply made the point that there are other investements many on this thread made that equalled or betterd your return. By the way 56% in 3 years aint all that great when some properties have doubled in 1-2 years.

You need to take your meds.

Hank this is the real estate crash board you know. I get ribbed by some here for making any suggestions on actually buying RE anywhere at almost any dirt cheap price. Hey I don't take it personally as it is actually off topic for this board<g>.
