Hi kirk,

Cool chart.

It does not hurt my feelings to see the 10 year sneak up to 3%.

IF we have 3 or maybe even 4 - 1/4 point rises in the interest rates, we might even get to the normal kinds of market rates where savers can at least keep up with inflation.

I also can't help but wonder that if rates normalize to the point where investments must yield decent kinds of returns after normal costs of money, we may get out of the balloon business and the totally preventable repair fiascoes from their popping.
