Come to Texas,

No state income tax.

What you'd get for your place would buy you a McMansion.

There's a guy who sailbords every day on Lake Woodlands. I go out and talk to him.

It has a hydroplane under it. On windy days he comes close to my house. The peninsula we live on acts as a venturi. He and his board get 2-3 feet completely out of the water.

It surely is not your 2 hours and 50 miles of boarding, but we don't have homeless people crapping on the sidewalks - dogs yup, but most everyone picks up after their dog ok.

There are many places in this big country that are beautiful.

I think you should step up, invite us to your wedding, and we'll help you pack up.<smile>

Believe it or not its still purty nice in the South of France. Most of New Zealand, Rural Spain all the way down almost to the Costa del Sol, the Amalfi coast down near Sorrento (faces the bay of Naples) and so many more.

Check um out while you are still young is the best way to go.
