Come to Texas, No state income tax. What you'd get for your place would buy you a McMansion. There's a guy who sailbords every day on Lake Woodlands. I go out and talk to him. It has a hydroplane under it. On windy days he comes close to my house. The peninsula we live on acts as a venturi. He and his board get 2-3 feet completely out of the water. It surely is not your 2 hours and 50 miles of boarding, but we don't have homeless people crapping on the sidewalks - dogs yup, but most everyone picks up after their dog ok. There are many places in this big country that are beautiful. I think you should step up, invite us to your wedding, and we'll help you pack up.<smile> Bob
