It's easy to see why so many people in NY retire to Florida. It's warmer and cheaper.

Hear ya. Honestly? Was almost too late for me in 2008 to take on this place. It needed some expensive upgrades AWA some foundation & roof work by the best professional specialist we could find. Plus lots of work the 2 of us could do. Was 65 with some, not inconsequential, long standing health health issues.

1st time we came (Sept 2008) was little more than a sunny day trip to enjoy change of scenery. Better half had told me unequivocally, at least a dozen times, "I'd don't want a big house." So, for me, stopping here was little more than a curiosity. We'd looked in SE & E. Ohio @ smaller 2,000 to 2,500 sq ft homes with some acreage & mineral rights, for over a year. Couldn't find even most of what we wanted. Sue is much more particular than me which is OK. Anyway...

Walked around the outside & inside when suddenly my little 5' 2" firecracker looked up at me intently. "I WANT IT. A minor miracle! Still kid her about biggest flip flop of our marriage.

By late October, markets were in full financial meltdown. Banks reluctant to loan. That made us the only bidder. An old broken down History major's dream house and the deal of a lifetime. That can only happen once.

My 4th Great Grandfather taught school in Amenia Township Dutchess Co back in the 1760s. We visited the area in '17. Gorgeous!
